The Columbia County retirement home is proposing 155 new housing units

A Columbia County retirement community wants to build 155 apartments and townhomes along Furys Ferry Road, but first needs county approval.

Thrive Senior Living’s campus is located between the Westhampton and Brookfield subdivisions. The entrance sign is opposite Furys Ferry.

Developers had been eyeing the property since 2015 to establish a senior housing facility. Thrive opened the 85-bed campus in 2019 as Indigo Hall and later changed its name to Thrive at Augusta, under the name of its manager, Atlanta-based Thrive Senior Living.

Owner DREP Indigo Hall Augusta LLC was close to selling the property in late 2022, as first reported by The Augusta Chronicle, but the deal could not be completed. In the most recent zoning review, also at the end of 2022, the height of the proposed independent living apartments was increased to 18 meters and the maximum number of apartments was set at 180.

In reassessing Thrive’s development, DREP is now focusing on a plan that it says best suits the purpose of the property.

DREP is now asking Columbia County to change the property’s zoning and build 92 units in a three-story independent residential building with units in a partial basement; and 63 one-story, one- to three-bedroom cottages with two-car garages.

A horse stable and pasture on the property are expected to remain untouched. It would sit between two clusters of the proposed cottages.

The Thrive campus consists of several plots. One parcel is zoned for a medical facility that developers previously envisioned for the site, but the owner wants that status changed to allow for housing instead.

The Columbia County Planning Commission is expected to consider the rezoning request at its May 2 meeting.
