Dominium will break ground on a senior living project in Aurora

On April 25, Dominium, a leading owner, developer and manager of affordable housing, will hold a groundbreaking at 15025 E. Center Ave in Aurora for Atria at Metro Center, an affordable housing development for seniors. Elected officials from the City of Aurora and Arapahoe County will participate in the festivities, as will leadership from the Colorado Finance and Housing Authority.

Atria at Metro Center is an age-restricted senior living community. The 292,741-square-foot complex will include 222 apartments, including 105 one-bedroom units and 116 two-bedroom units. The outdoor space includes a pocket park and public art. Indoor amenities include a club room, theater, business center, beauty salon and fitness center. The development is Dominium’s first new construction project in Aurora and is expected to open in December 2025.

To help address Colorado’s housing crisis, Dominium opened an office in Westminster and is working with investor partners to develop affordable housing for essential workers and seniors in Colorado. Dominium currently has 1,600 apartments in Colorado and is expanding the state’s much-needed housing supply with an additional 800 units planned over the next two years.

Construction of Atria at Metro Center will be supported by the Section 42 Low-Income Housing Tax Credit (LIHTC) program. Nationally, LIHTC is the largest source of support for the construction and maintenance of affordable housing communities. In exchange for tax breaks, developers and operators of affordable housing agree to maintain rents at a level tied to the Area Median Income (AMI). The construction of LIHTC properties has a positive impact on the local housing market, simply by increasing the supply of affordable housing. This project will be built by WD Construction, a joint venture between Weis Builders and Dominium Construction and Architectural Services.

“Dominium is humbled to provide high-quality, affordable housing to seniors in need here in Aurora,” said Ron Mehl, Dominium senior VP and project partner. “We will strive to continue our mission of making housing options available to people facing income insecurity.”

Dominium would like to thank its development partners, KeyBank National Association, Deutsche Bank Securities Inc., Blackstone, City of Aurora, Arapahoe County, Colorado Housing and Finance Authority, Zions Bancorporation and Colliers Securities. Dominium would like to thank all these partners for their assistance with this project, their continued commitment to providing high-quality affordable housing and their continued collaboration with Dominium.
